A new aparthotel offering aimed at the growing demand for flexible, longer-stay accommodation is set to open on Cape Town’s Atlantic Seaboard on 1 May.

Horizon Aparthotel by Totalstay, located on Beach Road in Sea Point, introduces an aparthotel comprising 36 units designed to cater to a mix of leisure, corporate and extended-stay travellers looking for hotel-style services with self-catering flexibility.

Operated by Totalstay, the property includes one- and two-bedroom units, along with four two-bedroom penthouses. Several units can be combined to accommodate families or small groups — a configuration aligned with current travel trends favouring shared, apartment-style stays.

According to Rael Phillips, CEO of Totalstay, the property reflects a broader shift in how travellers are choosing to stay.

“Across our portfolio, we’re seeing sustained demand for accommodation that allows guests to stay longer and settle in more comfortably,” says Phillips. “This includes remote workers, international visitors on extended trips, and domestic travellers combining business and leisure. Horizon has been designed to meet that demand with a balance of flexibility and service.”

Each unit includes a kitchenette and living area, enabling self-catering, while shared facilities such as a restaurant and pool deck provide additional on-site amenities.

The aparthotel’s beachfront location offers direct access to the Sea Point promenade, positioning it within walking distance of restaurants, retail and key leisure attractions — a factor expected to appeal to both international and domestic markets.

From a development perspective, the project reflects a growing trend in urban hospitality supply. The property was acquired and redeveloped by Heriot REIT, which led the conversion of the building into an aparthotel.

“This wasn’t about building new — it was about unlocking the value of an existing asset in a prime location,” says Grant Elliott, Chief Operating Officer for Heriot’s Western Cape portfolio. “We’ve seen a clear shift in demand towards accommodation that offers more space and flexibility, particularly for longer stays. Converting this building into an aparthotel allows us to respond directly to that demand while bringing new inventory into a high-performing tourism node.”

From a trade perspective, Horizon adds to Cape Town’s supply of mid- to upper-tier apartment-style accommodation, a segment that has seen increased demand post-pandemic, particularly among:

  • Long-stay international visitors
  • Digital nomads and remote workers
  • Small groups and families
  • Corporate travellers requiring more space

Positioned along Sea Point’s Beach Road, the aparthotel also aligns with demand for walkable, experience-rich locations — a key selling point for inbound travel planners and FIT bookings.

Bookings are now open, with the property scheduled to welcome its first guests from 1 May.
